Investor Realtor
in Los Angeles County. A fixed fee on every deal.
Margin is made at purchase. As a real estate agent for investors and flippers, Roman charges a flat fee that does not grow with the price, so more of every deal stays with you. He handles MLS, off-market, probate and distressed purchases, and then lists the finished flip.
Examples are illustrative and not tax, legal or investment advice. See disclosures.

A Realtor for House Flipping, Rentals and Repeat Buying
Flippers
Looking for a house flipping realtor in Los Angeles County who thinks in after-repair value, holding costs and exit price. Roman works your numbers, writes offers on as-is homes and then lists the finished flip for a flat fee.
Buy-and-hold investors
An investment property buyer agent for rentals, small multifamily and second homes. The flat fee stays the same whether the property is $450,000 or $1,400,000, which matters when you are building a portfolio.
Repeat and out-of-area buyers
A real estate investor realtor who communicates clearly and works remotely when you cannot be in Southern California. Tell Roman your buy box and he screens deals against it.
1031 and off-market buyers
Replacement property purchases and wholesale or off-market deals, with compensation confirmed in writing before you commit.
Underwrite It Before You Offer
A flat fee realtor for investors only helps if the deal works. Start with the after-repair value (what ARV means), test the price against the 70% rule, then model profit in the flip profit calculator.
Next, settle financing. Hard money vs. conventional and fix and flip financing change what you can offer and how fast you close. Then plan the timeline with how long a flip takes and the exit costs in cost to sell a flipped house.
How the Fee Is Paid on Each Type of Purchase
| Purchase type | Seller-offered compensation | What it means for you |
|---|---|---|
| MLS listing, seller offers compensation | Common | The flat fee is covered. Any excess may be credited to your closing costs, subject to lender limits. |
| MLS listing, seller offers less | Sometimes | You pay the difference to the flat fee directly. |
| Off-market or wholesale | Typically none | You pay the flat fee directly. |
| Probate or trustee sale | Varies | Confirmed in writing before you bid. |
Roman confirms the compensation terms for each property before you make an offer. Investor purchases may use financing that limits seller credits.
An Investor Market With Several Distinct Sub-Markets
Los Angeles County is not one market. The San Fernando Valley, the Westside, the San Gabriel Valley and the South Bay differ in price, rents, renovation costs and buyer demand, and the range runs from condos and starter homes to luxury estates. Compare local figures before you commit.
Each city page shows a sourced median price, neighborhoods and a worked fee example. Start with the sub-market that matches your buy box.
Choose a Sub-Market

Important Disclosures
Roman Doktorovich, DRE #01441969, is a licensed California real estate agent with Real Brokerage Technologies Inc. (Lic #02022092). Buyer agent compensation is not set by law and is fully negotiable. Roman's flat fee is $7,250 for homes under $1,500,000 and $9,250 for homes at $1,500,000 and above, and is stated in a written buyer representation agreement before any property is shown.
Whether a seller offers to pay any portion of a buyer's agent compensation is determined by the seller and negotiated in each transaction. If a seller offers more than the flat fee, the excess may be applied as a credit toward your closing costs, subject to your lender's and loan program's limits on seller credits and to the purchase contract. If a seller offers less than the flat fee, or nothing, you pay the difference directly. Roman will confirm the figures with you in writing before you submit an offer.
