Flat Fee Realtor
in Los Angeles County. Experienced representation. One fee.
Full-service buyer representation from a California agent with 22+ years of experience, for a fixed fee instead of a percentage of your purchase price. You know the cost before you tour, and when a seller offers compensation above the fee, the difference can come back to you as a closing cost credit.
Seller-offered compensation varies by transaction and credits are subject to lender limits. See disclosures.

| Purchase price | Buyer agent at 2.5% | Flat fee | Difference |
|---|---|---|---|
| $600,000 | $15,000 | $7,250 | $7,750 |
| $900,000 | $22,500 | $7,250 | $15,250 |
| $1,250,000 | $31,250 | $7,250 | $24,000 |
| $1,600,000 | $40,000 | $9,250 | $30,750 |
| $2,500,000 | $62,500 | $9,250 | $53,250 |
Illustrative price points, not market medians. See each city page for sourced local pricing. A 2.5% buyer agent cost is used as a common comparison and is not a quote. At roughly $290,000 the flat fee and a 2.5% fee are about equal; below that the flat fee costs more than a 2.5% fee would.
How a Seller Offer and the Flat Fee Work Together
In California, buyer agent compensation is negotiable and is never set by law. Many sellers still choose to offer some or all of it to attract buyers. That offer does not change what you owe Roman. It changes who pays.
- Seller offers more than the flat fee. The flat fee is covered, and the excess may be applied as a credit toward your closing costs.
- Seller offers less than the flat fee. You pay the difference directly.
- Seller offers nothing. You pay the flat fee directly, which is common in off-market purchases.
Roman puts these numbers in front of you in writing before you make any offer, so you can compare a home's price and its compensation terms on equal footing.
| If the seller offers | Offered amount | Roman's flat fee | Result for you |
|---|---|---|---|
| Seller offers 2.5% | $22,500 | $7,250 | $15,250 credit to you |
| Seller offers 2% | $18,000 | $7,250 | $10,750 credit to you |
| Seller offers 1.5% | $13,500 | $7,250 | $6,250 credit to you |
| Seller offers 1% | $9,000 | $7,250 | $1,750 credit to you |
| No seller-offered compensation | $0 | $7,250 | You pay $7,250 |

| When you know the cost | Often depends on the seller's offer | In writing before the first showing |
| Service scope | Varies by agent, often including home search and showings | Offer, negotiation, disclosure review and escrow coordination. Best if you search for homes yourself |

Flat Fee Buyer Agent or Flat Rate Realtor? Same Idea, Fixed Price
Los Angeles County buyers search for this under several names, including flat fee buyer agent, flat fee real estate agent and flat rate realtor. They describe the same arrangement: an agent paid a fixed dollar amount instead of a percentage of the purchase price.
If you are weighing a discount or low commission agent, compare two things: what you pay in total and what the agent does for it. A percentage can cost thousands more as prices rise. A flat fee keeps your buyer agent cost fixed at $7,250 under $1,500,000, with 22+ years of experience on your side of the table.

Whether a seller offers to pay any portion of a buyer's agent compensation is determined by the seller and negotiated in each transaction.
