Listing Agent

A listing agent, also called a seller's agent, is the licensed professional who represents a home seller -- setting pricing strategy, marketing the property, and negotiating offers on the seller's behalf.

What a listing agent does

A listing agent represents the seller's interests: pricing the home using a comparative market analysis, preparing and marketing the listing on the MLS, managing showings, reviewing offers, negotiating terms, and coordinating disclosures and closing on the seller's behalf.

Full-service vs. flat fee MLS-only

Not every "flat fee" listing service offers the same scope. A flat fee MLS-only service typically limits its role to placing the listing on the MLS, leaving pricing strategy, negotiation, and paperwork to the seller. A full-service flat fee listing agent, by contrast, provides the same pricing strategy, marketing, and negotiation as a traditional percentage-based agent, just for a fixed fee instead of a commission that scales with price. Comparing the numbers

A traditional listing agent on a $1M sale at 2.75% earns $27,500. A full-service flat fee listing agent charging $7,250 provides the same pricing strategy, MLS marketing, and negotiation for a fixed cost -- the seller keeps the difference in net proceeds rather than it going to commission.

Is a flat fee listing agent the same as flat fee MLS?
No. Flat fee MLS-only services typically just place your home on the MLS and leave negotiation and paperwork to you. A full-service flat fee listing agent handles pricing, marketing, negotiation, and closing coordination -- the same scope as a traditional listing agent, for a fixed fee.
How much does a listing agent typically charge in California?
Traditional listing commissions in California typically run 2.5% to 3% of the sale price. A flat fee listing agent charges a fixed dollar amount instead, which stays the same regardless of the home's final sale price.
